Overview

Tatyanna Senel is an associate in the Real Estate Department of Paul Hastings and is based in the firm’s Century City office. She focuses her practice on commercial real estate transactions, including joint ventures, leasing, mortgage and mezzanine financing, distressed debt, acquisitions, sales and other corporate matters. Her experience spans complex, multiparty transactions and the coordination of real estate and corporate considerations across the lifecycle of a deal.

A significant component of Tatyanna’s practice is advising clients in the data center sector. She regularly represents clients on data center leasing transactions, often in parallel with related financing arrangements and joint venture structures. In this context, Tatyanna is closely involved in addressing the practical and commercial considerations that arise in data-driven infrastructure projects, including how operational, financing and reputational decisions intersect with lease terms, partner relationships and long-term business objectives.

Tatyanna also maintains an active pro bono practice focused on advising racial injustice protestors. Prior to joining Paul Hastings, she facilitated and led a partnership with one of the oldest and largest progressive bar associations in the United States, an initiative that has been featured in top publications, including Forbes.

Representations

  • Crusoe Energy Systems in a $3.4 billion joint venture with Blue Owl Capital Inc. and Primary Digital Infrastructure to finance and develop approximately 206 MW (998,000 square feet) of purpose-built data center capacity at the Lancium Clean Campus in Abilene, Texas. 
  • Mavik Capital Management in connection with the issuance of a $562 million mortgage loan secured by a mixed-use property in Washington, D.C., representing the largest office-to-residential conversion outside of New York and incorporating the largest CPACE loan to date.
  • An opportunity fund on the $360 million loan for its investment in an iconic residential building on Manhattan’s Upper West Side. The funds will be used to continue renovating and transforming the building into luxury condominiums.*
  • A pension fund on the $224.1 million sale of a resort and golf club to a subsidiary. Overlooking the Hanalei Bay, the 251-key hotel is situated on a 9,000-acre resort community that holds a prized golf course and private lands accessible only by hotel guests and resort homeowners.*
  • A joint venture on the combined $290 million sale to two buyer entities of a portfolio of eight franchised hotel properties in Washington, Colorado, Oregon, Texas, Ohio and Michigan.*
  • An alternative investment management firm on a $454 million acquisition and financing of a portfolio of 47 charter schools across 20 jurisdictions.*
  • An opportunity fund on a $370 million refinancing and loan upsize of a multi-use residential and commercial development in partnership with one of the most iconic and luxurious hotel brands, including ongoing advisement on construction, development, leasing and employment issues.*
  • A joint venture on a $222 million mortgage and mezzanine financing on the acquisition of a 383,000-square-foot office and retail high-rise building located in the heart of Washington, D.C.’s central business district.*
  • An international opportunity fund on a $1+ billion mixed-use redevelopment project in San Francisco.*
  • The senior and mezzanine lender to an entity that owns and leases 85 properties operated by Shopko, which filed for bankruptcy in 2019.
  • The restructuring involved the foreclosure on the mezzanine loans, the restructuring of the underlying leases in the bankruptcy case and the ultimate disposition of the retail assets.*
  • One of the world’s largest companies and a leader in the technology industry on its data center leases across the U.S., Canada and South America.*
